Building a small house in Mayo?

    Co Mayo

    € 358 Amenities & such
    € 2,000 "Deposit" for Road
    € 2,500 Water connection (includes road crossing)



    Is that for all over mayo. I actully joined up just to ask this question then came across this thread.

    I have to sell of my house to pay of my debts and im left with some cash , say about 90k max and the land owner where i live has said to me that he would sell me enough to build a house for 20k which leaves me with 70k to build a small house.

    Im a plumber by trade but i can turn my hand at most things thats needed to build a house and i was thinking of applying for planning permission for a new 3 bed bungalow. I was hoping for a nice wee house for the 70k but i have just been informed today that i might have to pay upto 25k in contributions to the council :mad:.

    I was hoping to build this house in bohola in county mayo and can anyone tell me would these contributions be all over the county or only in certin parts of it.

    Thanks. I made a new thread but the computer crashed when i went to post :(

    Is this contribution just for new builds?

    After reading the other thread im in abit of shock reading all the prices whats to be paid in contributions to councils and i just shaked my head in disgust. I am really considering leaving this island never to return because everywhere i look, the government are robbing us hard working folk to pay for the mess they made but thats a whole new thread on its own. What do yous think this will do to the property market or will it even effect it at all.

    The Development Contribution Scheme has been in operation for a few years now and applies to all new builds in every county. The rates, as you would have seen from the other thread, vary from county to county.

    Some Councils impose levies on all domestic extensions, some apply them only on extensions over a certain size so better to check it all out in advance.

    Is there any areas exempt from this contribution in the country or does everywhere have to pay it but some pay more than others.

    As i said above ALL county councils apply the contributions and the only exemptions are where you are getting your water from a private source...e.g a private well or a group water scheme not using public water and not taken over by the council.

    Check the Mayo co council website and details will be found there or alternatively give them a ring.

    If your site is in Bohola you will only have to pay the 358 amenities contribution and the 2000 road bond to the council, you will get the 2000 back provided you don't damage the roads.

    you will however also have to get a connection from the group water scheme, it was 1500 but was due to go up to 1800 at some stage last year.

    You will also have to check if you house is included in the area where you are required to prove your houseing need, ie are you from the area, is it family land etc. there are corridors of land in the bohola area which are setrilised for future road corridors so check the site isn't in one of these corridors.

    70k is an extremely low budget to build a house anywhere in Ireland unless you are planning to do a large ammount of the labour yourself and even then you will be very lucky to get it finished.

    Thank you for your reply but can you tell me how accurate you are with these amounts. If you are correct then why 358 compared to other areas. I was told by a friend the water to the local water scheme was 1500 so was already expecting this. The 2000 for the road you get back if the road is'nt damaged, i can live with that.

    As for a need to live in bohola, well i've lived there for 10 years and my father lives near me who's disabled. Im hoping this is enough for the council to see that i have a housing need to live in this area. As for the new roads, i know what land they are going through and would'nt be going near this site im interested in.

    If i dont have to pay any crazy contributions then i think i'll just scrape finishing building a 3 bed bungalow. Im a plumber by trade but i've also worked on other job's and could do most the work myself with help from a few family member's. Even if i dont get the house finished, it'll go along way to near finishing it. Here's a breakdown of the cost's i think will finish the house.

    road into site 2-4k
    Foundation's 8-10k (i can tie the steel and get a few concrete men into for the pour)
    block materials and labour 6k (Will get local lads into do this)
    roof materials 6k (my brother is a roofer and we will build it between us or get roof trusses from a local irish firm)
    Plastered outside materials 1.5k (i can float the outside)
    windows/doors 5k
    electrics materials 3k (my wifes brother is an electrician and i can help him with the labour)
    Plumbing materials 3-4k
    skimmed out inside materials 1.5k-2k (I can skim abit but if it saves me x-amount of k's, ill do it myself)
    Kitchen and bathroom 3k ( 2k for 2nd hand kitchen and 1k for bathroom)
    Flooring for all dowstairs 3k ( i can lay this)
    Doors skirting etc.. 2k ( will get my nephew to install these at a cheap rate)
    Septic tank and perc area 6-8k ( i can drive a machine and will get friends into help me install it)
    Water 1.5k
    esb 2k


    Above comes to near 60k and the other 10k will get ate up somewhere along the build. If everything does go to plan then ill keep a log of all the spending and will take pictures along the way to show how i get on and make a thread here to show if my predictions were correct.


    P.s, remember this is a 3 bed bunglow ill be building, not a boom year house with x amount of unneeded space. All im looking is a house for me,the wife and the dog to live the rest of our lives out in.

    Definately not as far as I know, unless they cant run it anymore now that I am gone!! They are actually amalgmating into the callow lake scheme (if they havnt already) and will remain a totally private scheme!!

    The reason the contribution isn't so high is that the scheme comittee resisted the Co Council and others telling them to put it up to very high levels!!

    That maybe the case when you worked for them but are you sure it hasnt changed recently.

    I volunteered (pressganged) to work with them!! I don't think the Co Council would take over a scheme as large as the combined Bohola Callow scheme in a month of sundays, they would need about 50 staff to do what a few volunteers did to keep it going!! Anyway all the council water schemes are going to Irish water!!

    Ask on of the local members of the comittee who is doing the new applications now, if you PM me I can give you some names in you need them but I will not put them out on a public forum.

    If you ring the co council chances are you'll still get my number!!:eek:
