end of building - but architect uncontactabe due tobad health

    Hello,

    I am just looking for some guidance here please. Our building (large hosue extension) is almost complete. It went well, the usual concerns and hiccups along the way, but by and large nothing too major, apart from the plumber who we we very unhappy with standard of work

    Our architect produced a detailed and lengthy snag list about a month ago, and then told us he had to go to hospital for some serious surgery. We haven't heard from him in about 3 weeks (understandably) and we gather he is still recovering

    The builder is now pressing for his outstanding money. As the architect seems to be a lone ranger in terms of work, he has some retired buddy who will issue the cert of completion. We were told this by the builder. I have asked if we can meet with the builder and this 'stand in' architect to go thru the snag list item by item. I dont thbnk they planned to have us there, just meet up themselves.

    is there anything else we should be doing, in the absence of our architect? Also, there was a lot of steel put into the house fro support. The engineer did visit during placement of the steel, but do we also need final inspection and sign off from him?


    Any guidance very much appreciated.

    If they're meeting to discuss snags then there's no real need for you to be there. Although if you particularly want to be there for a technical meeting then why not..you're paying the bill..

    As for the Engineer - what's included in his fee proposal? Did he price for a final inspection? Did he price for certification of the works?

    I think, in the circumstances, its in your interest to attend any meeting that concerns the snag list. And you should make it very clear that you reserve the right to withold a percentage until the builder has completely attended to all the snags.
