Planning regulations for chalets

    Hi, I am thinking to buy a plot of land located in rural area to build a chalet on it. Unfortunately I was unable to find any planing conditions/regulations for this type of construction. I would appreciate it very much if you could provide any information about it or point me to the right place to look for.

    Start with the County Council in the area you are going to build. You would need full planning permission, sewage, water etc.

    thanks I searched through whole county web site and nothing is there ... , I found that they can only review submitting planing application, but can't answer questions if you don't own land ...
    do you know if rural policy would also apply apply in this case or anyone can have chalet built?

    You could approach the council and have a pre planning meeting with them, where they will give you all the info you need.

    The planning regulations for a chalet are exactly the same for a "normal" house. The building regulations also are the same for this type of structure, there are no relaxations of conditions.

    Obviously if you are going to buy it would be on the proviso of "subject to planning"? Your best bet, imho, and save you money down the road, get a good local AT/Arch out to the site and get them to give you site specific advise. With all respect the council can't/wont give blind advice but would need some sort of sketched idea of your proposal before they could give you any sort of worthwhile advice.

    There's no difference from a planning point of view been 'house' and 'chalet'. There's also no difference from a building regulation point of view.

    The rural housing guidelines would still apply of the site is located within an applicable area, check your local county development plan for guidance.

    If you want to live in a temporary accommodation such as a caravan you would also need permission.

    For best advise talk to a local architect or architect technician, and arrange a pre planning meeting.
