Have occasional leak on extension ... Kitchen extension seems to come only when bad rain and windy... Is there a good sealer besides tec7! That I could paint onto the roof where it joins the house ? I see several advertised ... No obvious gap present ..... Thks

is it a flat roof extension on the back of your house? if there is a tiled / slate roof on the main house check this also as you often find water goes in higher up and makes its way down and out lower down.

Did you check for holes in the felt under the broken tiles? Is the roof pitch (angle) very low, minimium 22.5 degrees ? Did you check the pointing at the ridge tlies ? Is there a chimney or roof valley that may have cracked or leaking lead ? Can you get in the attic space under the roof to check the condition of the felt ,older black felt used to shrink and crack over time.Is there moss on the roof as this can stop water running of and soaks in water dampness.
Unless your tiles are very old they should not need sealing, I think these sealers are alright but finding the root of the problem is probaly the best solution
