New Lease

    18 months ago 2 of us signed a 12 month fixed term lease for an Apartment.
    It obviously ended 6 months ago and we stayed on without any word from
    the landlord so i persume we are currently under a part 4 tenancy.

    Now the other person is moving out and i'm staying on and advertising his room of rent. Advised the landlord of this and still no word of a new lease.

    There will be a stranger moving into the spare room and i'm woundering if
    they ended up damaging the apartment or stopped paying rent then would i be liable on my own for this as i signed the original fixed term lease?

    So the question is, for my own security should i ask the landlord to provide us with a new lease or am i better off to leave it as is?

    your subletting so your fully responsible for the rental.

    if you dont want to be responsible for this person then you are best served to ask for a new fixed term lease.
