    I am planning a shed, 1 storey, ptched roofed. whayt are the height and size and location allowed before you need planning allowed please

    AFAIK yes, the rules and regulations around domestic sheds haven't changed recently to my knowledge.

    So, what I'm planning is a shed in my back garden that a about 24 sqm, is under / within the class 3 requirements of the SI, do I need any permission or need an exemption cert? or is there more to it than this?

    What's the height of the shed?
    Any windows?
    What area of garden space is left afterwards?

    You may not need any certification now but you could when it comes to selling or maybe re-mortgage or similar.

    Also, are you within the curtilage of a proteted structure, is the site within any SAC's, are there any unauthorised developments within the site already?

    All this will have a bearing.

    The rear garden at present is 72 sqm, this includes side access measured from the side gate back. This would leave 48 sqm so I believe I'm ok there.

    It's not on any protected site, it's a regular back garden in a housing estate and no developments carried out since the original build.

    As for windows etc, don't know yet. I'm looking at options including the likes of https://www.steeltechsheds.ie , they normally come with a upvc window or two on the front.

    I should probably start a new thread for this as I've a feeling there will be heaps more questions :)

    Don't count the side passage. Private open space is measured from behind the rear building line.

    Only put windows in the front of the shed facing your property, don't put any facing the boundary.

    Double check the original planning permission for your house to make sure it didn't de exempt the exemptions as this has happened in some estates in Dublin, for example, Clongriffin.

    Thanks, without the side passage and discounting the patio area enclosed by the extended kitchen area (as originally built), the remaining area behind the rearmost wall is 52 sqm, so still ok there - just about.

    I've just glossed the OPP and there doesn't seem to be any restrictions but will read it in more detail over the weekend.

    Am i reading that right that under class 3 a shed with a tiled/slate roof has to have the same external finish as the house?

    There is a studio/workshop used for crafts in house next to my parents, it has a slate room but is a wood finish to sides (similar to shomera wood style).

    only if is not placed "to the side" of the dwelling

    which basically means of you can see it from the front, it needs to have the same finishes.
