new buildings and development levy

    Have any of you guys and girls being through planning recently (within the last year) where this development levy has being applied. has it happened and if so when is it paid, at the planning stage or at the site notice to build stage.

    Today is a day I should be batting down the hatches with what has happened but best keep looking forward. Am interested to see if I get planning for a new slatted shed before I decide what way I reconstruct an old shed here in the yard.

    Each county council have their own rates. For wexford i think it costs around €5 per square metre, once it is over 500. Normally payable after permission is granted, before you start construction.
    It may be possible to get the development levy waived if the slatted shed is to be built to comply with nitrates.
    I contacted my county council when i applied for permission and was told
    If the development is built solely to comply with the Nitrates directive, these levies will be waived in full if you submit either of the following documentation:-

    · FWM8 form - “Scheme of Investment Aid for Farm Waste Management” from the Dept of Agriculture & Food stating that you were grant aided for your development.

    or

    · Letter from Teagasc / Dept of Agriculture & Food stating that your development is built to comply with the Nitrates Directive

    Is the footprint of the old shed big enough for your purposes? If it is knock and rebuild and I don't think you'll need any pp. It may have changed but I don't think you need planning for farm buildings below 2500ft sq.

    If planning was turned down for new shed on new site within the yard, currently a green grass on it, then I will have to change my plans for the new layout of the existing shed that will be re-developed. I would be expecting objections for a new build

    People can object away but the oblections have to have a valid foundation. Someone objecting because they don't like the head of ye won't be much concern. No-one is entitled to a view and living in the countryside has certain drawbacks one of them is that from time to time neighbouring farmers will re-develop or extend their farm buildings, tried and tested in law years ago.

    If you are applyin for planning might be worth your while getting a guy whose used to dealing with planners to "do" the planning for you. I'm not suggesting anything underhand simply a guy whose used to the planning system. One of the neighbours used a guy that did a bit of residential and commercial work for us to shepherd a piggery planning through a couple of years ago. The guy wouldn't know which end the feed went in and the s**t came out without googling it but he worked away on the planning.

    freedom is right, for an objection to be upheld it has to be valid objection not done on malice

    I deal with planners a lot in my day job, Go in to your local council and meet the planner for your area, its called a pre planning meeting where you can discuss your proposals and get feedback on whether they will look at your application favourably.
    Employ someone to put the application together for you, its money well spent

    If your shed is within 100m of your neighbours house then you will need a letter of permission from them.

    get him to set up a pre planning meeting and go from there, have a map showing proposed shed location and estimated size and tank size, are you near any watercourses
