1950's House Renovation - where to start

    Hi

    Just bought a house. As the title says, it was built in the 1950's.
    It needs work done and I've just over €30k to do it.

    I'm single with no kids. So, I can take my time with it. There is a university at the end of the road. Getting tenants is an option.

    It has a garage to the side with a flat asbestos roof sheeting. This cost of removing the roof was factored into the price and I'm aware of the removal cost.

    I've love to take down the roof and convert it as well as putting an extension to the back. The kitchen is quiet small!!!!!!! This would mean planning permission.

    My dad is a builder and I've help him with renovations in the past. I have no problem with the hard dirty work with doing the foundations and putting in the floor. I can get someone to do the block work.

    I'd have to take down part of the back wall so I've have to put in some steel. I'll get someone to put in the steel and I can take down the walls.

    I am going to arrange to get an architectural tech/architect to have a look at the house and do the plans. I don't want anything fancy!!!!

    Besides the extension, it would need new windows, re wired & new central heating and new bathroom as well as general decoration such as the attic insulated.

    With re wiring, it would only and electrician to run the wires. I can connect the sockets and switches.

    I know there are grants available for insulation and heating systems. I could insulate the attic myself. Would this be cheaper than getting a company to do it even with the grant.

    You probably guess that I'm trying do this as cheaply labour wise as possible.

    I've read some threads where some people have said that it could cost as much as €60k-€100k to completely renovate a house.

    Can I do all what I want on the budget I have?

    Very rough low end figures -
    min 6k new heating system
    rewire 4k plus
    windows 4.5k plus
    Thats half your budget gone
    With new kitchen , kitchen appliances, flooring and insulating your 30k is easily gone.

    No extension

    Talk to an arch tech or other professional and discuss you options. Your budget sounds tight for all you need to do.

    Even those figures are tight to be honest.

    I'd agree - no extenison.
