New roof required.

    Folks,
    In the middle of doing a renovation and part of the house is an extension with a flat roof. Surprise, surprise, when the builder poked around a bit, he found that the roof appears to be leaking in 3 different places. Great, more expense we don't need. :( Anyway, can any of you learned gents give me an idea for a price to replace the timbers, new marine ply and torch on felt.
    Also what would it cost to build up on one side, and put in a lean to roof, with two velux windows, covered with slates. That would be about 2 courses of blocks on a 5m run, and building up one of the 3 m ends. We can get it to 20degrees and still keep it under 4m.
    The room is 5m by 3m wide, and it's attached to the house on the 3m side. Our preference would obviously to go with the pitched option but costs will ultimately determine the decision. No need for insulation costs as they were included in the renovation.
