Building an additional house on a site that currently has one house

    Hi,
    I don't know if similar questions have been asked already, apologies if they have. Here is my situation:
    My ‘home’ house is an approx 130sq metre bungalow built 1979 on a site of about half an acre. House is in middle of the plot with a good sized front and back garden. I’m wondering if it is possible to build a modest enough 2 storey house with granny flat attached on this plot also in the back garden. It is in a country area (co clare). Would this be difficult to obtain planning permission for? My brother is a qualified architect and reckons it would be possible to do but neither of us would have much knowledge of planning regulations and the like.

    Generally planning authorities don't have many issues with granny flats (subject to the site conditions) but like to see granny flats attached to the existing dwelling, rather than separate. Best advice I would give is have a pre-planning to discuss your proposal.
