    Hi Folks I have just purchased a 30 year old bungalow in need of major renovation, re plumb re wire, windows,doors insulation etc.I'm thinking of going down the direct labour route. My question is where do I start? do I change windows first or re plumb and so on. I would love to hear from anyone who took on or knows anyone this this kind of refurb.

    Hat coat and boots before you look at shirts and trousers.

    Start at the top and work down. Roofing tiles , chimneys , flashings , gutters , facias all have had a 30 year battering. Best not to have kitted out a nice new kitchen to have the roof then leak over it. If necessary hire a cherry picker for a close inspection. Don't make a hope for the best assessment from the ground.

    Then look at the walls - is the render / brickwork / stone free from cracks and / excessive weathering.

    Then walk along the footpaths - how are your plinths ? . Any cracks in them or in the pavements ? Have you taken damp readings internally?

    Only having assessed that lot and costed it should you then look to the windows.

    And only having dealt with the windows should you look internally.

    Thanks sinner boy excellent reply just the heads up i need.
    Ya the roof needs some attention along with the purlins. There are cracks on the external walls and the footpaths are cracked and need repairing.the external walls need to be pumped as insulation is very poor throughout the house.
