Chimney Cleaning with Stove

I am thinking about putting a stove in where the open fire currently is due to a massive draft being sucked through the sitting room and straight up the chimney, meaning the sitting room is very hard to keep warm and the door itself bursts open when the wind really picks up. If there is no wind and the door is closed and the vent is closed then the smoke comes pooring into the room, so we have to wedge the door and open the vent when there is no wind which means we are losing all the heat.

In the summer I have the chimney blocked off with a balloon and have no problems at all with the door, wind or the howling sound through the door, plus it retains the heat in the room very well. I was thinking of getting the stove in and putting the pipe a metre or two up the chimney and then sealing around the pipe, with fibreglass or fire clay or something (will have to look into that more) but am wondering if I was to do this then how do I get the chimney cleaned?
