Estimate on 2 story extension

    Received an estimate on a refurb for a 2 story house that is currently 90metres, and the extension would bring increase that by circa 36 metres downstairs and 20 metres upstairs..so adding 55 metres in total..as well as refurb of existing house (proper insulation, new windows etc).

    Estimate was for €130k....

    Does that sound about right?

    House is in southside of Dublin.

    It's ballpark for good standard refurb i.e. total gutting , re wire , new heating , new plastering everywhere good spec bathroom fittings - but not including kitchen , floor finishes and decorations.

    The care you take in documenting what you want - the better chance you have of understanding and getting what you want.

    devil in the detail. It purly comes down to the inclusions and exclusions in the price. What type of tile, what type of floor, what type of roof, plumbing?, electrics?, Insulation levels, Windows and Doors specification, Internal Joinery specification etc etc. There is such a variance in terms of possible specification it is impossible to give you a guide. Yes of course you can build for that price but what are you getting and to what standard????

    Yes, if you do it really cheaply

    or

    Yes, if you want to buy the best stuff.

    I would expect to build well for that. However it is a skill to know how to spend wisely and distribute funds around items in a budget.

    And your own client decisions are crucial for instance take floor finishes - material costs only. Go to any flooring showroom ( timber / tiling ) . You can find floor tiles ranging from 10-100 €/m2 +. So you could spend €1500 on flooring materials or €15,000.
