I wouldnt want to be pissing anybody off and I wouldnt be breaking the house up or anything like that! Just for a 1 nights stay next June.

your looking to hire a venue not a house, no landlord in their right mind would rent out their house for one night for a 30th birthday party, so what if you say its not going to get broken up who can guarantee that...you, and who are you, are you going to be responsible for all your guests...

seriously a venue dude not a house

Plenty of people rent houses for parties but don't tell the landlord your doing this! Just tell him 5 or 6 friends want to rent a house for a week. Where about's are you thinking? Won't get a house to do this in a big city like Dublin or Cork, be more like Kinsale, Kilkenny.

Why not have a word with a nice friendly farmer, hire a field and get a marquee? Your mates can party hard to their heart's content, probably be able to camp in the field, and nobody's disturbed.

    Job done!

OP I wouldn't be looking for a house. If it is damaged and you refuse to pay for the damage or the person that caused it refuses to pay the landlord could end up taking you to court and its will get very messy and costly. Why not do like most others and hire a room in a pub, you can have your decks and all the guests you wanted.

There's a couple of houses that are in the backarse of nowhere, for this sort of thing. Be prepared to pay for it, though! You'd be paying for four nights, so get the party on the first night, chill the next day, and then clean up the place. When talking to the people, let them know that you want it for a house party, so only need the basic bits, beds, etc, far from any neighbours. Be polite, and get someone who has a "posh" accent if you can. Also, if they say no, ask them if they know of a company that can. What you're looking for has been done before, so I'd say there is a market for it.

You will be ejected by the hotel staff if the description of having decks is an indicator of how loud things are going to get.

I would go for a holiday home on gumtree.

Depending on how much you want to spend you could consider some of the smaller wedding venues eg Rosedale House. Noise wouldn't be a problem and they're effectively set up for parties.

I was at wedding after party in Rosedale nearly a year ago, beautiful house, not sure what rates are, but they would be worth contacting, maybe do so with other similar venues. My folks have place down the country, we are thinking of doing same thing with the house, but reckon you would need minimum 2-3 people for security, which you have to charge the guests for...

OP, never mind a house, rent a castle.
    http://www.castlerentals.net/Ireland/index.html#map

I rented this one for my 30th:
    http://www.ballyburcastle.com/
It was for a smaller amount, think there was 12 at it. But we all got shítfaced and had an amazing weekend.
Wife was at someone else's 30th in a castle with 25 people at it, don't know the name though!
Definitely worth ringing the owners to get a quote, doubt you'll get one night, but most will do a weekend. Prices might look scary, but when you split the costs between everyone (assuming that's what you're doing) it works out fairly cheap.
Most castles have a really big room somewhere, the top floor on ballybur was one massive room with a huge open fire. Fixtures and fittings are fairly bulletproof too, so don't have to worry about breaking anything, and they're usually out on their own, so loud music isn't a problem.
