    Hi Folks,

    I have a few issues with a 2100 sqft timber frame dormer i purchased three years ago and need some advice, the builder of the house has gone into liquadition so i have no come back i know off.


    1st issue : i noticed mold and rot under the window sill of the landing dormer window i drilled a hole through the plasterboard to investigate i could see the plywood is starting to rot and no insulation what do i need to do to find leak and fix photos attached.

    2nd Issue : the house is heated by 14 rads from an outside oil burner but the house is always freezing once the heating turns off i believe the main i walls may not be greatly insulated,Any advice on this issue can i re-insulate the walls as i believe behind the plasterboard is just wood. would it be costly to remove plasterboards insulate and redo walls.

    3rd Issue : The house is also very drafty at window sils and sockets,
    Recently while tiling an up stairs bathroom i had to remove the skirthing board and noticed the walls did not meet the floor fully and gusts of air flow could be felt do i need to air tightnen the house that the air flow only circulates in between the walls and attic.I also have extractors in the celing of two ground level bathrooms on further investigation i noticed the extractor is not going outside just into the celing i take it it should be vented outside.
