good or bad land? fenced or not, water supply? holding yard or when was it last reseeded?

Its a few fields all together, good stock fence around outside,
    Stream only for water
10+years since last reseed, sprayed this year for most weeds inc ragwort
Current farmer kept his cattle on til 2 weeks ago, so ground tramped
I told him i that im not letting the land next year, which was 70ac in total, he had 100 animals over it
He called today, asking me to reconsider, so im thinking of only letting these few fields next year to him, then after that he can go away
In the mean time i will work the other better fields myself,
    Hence the orginal Q

Im only going to grow grass on the fields im retaining for silage to let the grould rest from over grazing in the fields that im keeping
I have another income, so this is just an interest for me at the moment

Any other ideas / pointers would be welcome

bad land is making around 100 an acre to good land making 200. There are always ejits who will pay above what its worth, but you will only have them short term. i know when i went renting last year there were 3 in for the bit i was after. i got it cause he knew i would try to look after it, and got it a bit less than what the others were offering. i agreed on a reseeding and fencing plan. works well for both of us and the lad renting to me comes out and helps with loadin, dosing and bits and pieces. a lot of the lads round me wont quote prices till they meet the client.
