Question on rent supplement....

    Hi,

    I have a couple of people looking to rent my apartment, they are or will be in receipt of rent supplement.
    My question is: are they provided with both the first months rent and security deposit (1 months rent again), or must they come up with the deposit themselves?
    Due to previous issues with tenants not providing a full deposit, I cannot allow anyone to move in before I have recieved both 1st months's rent and deposit.

    Only in special circumstances are they provided the deposit

    Rent supplement is paid in arrears

    I am a rs tenant however I paid my deposit and a mths rent in advance just like any working tenant, I would suggest you look for the same regardless of what kind of tenant you are getting

    Also if you don't get the deposit up front you many very well get your fingers burned so be warned

    But fair play to you for not discriminating

    I dont descriminate, take people as they come!
    But I've had trouble with tenants before, both rs and non-rs.
    I've just made the decision this time that no matter who it is, they will not be moving in until I have the 1st months rent and deposit up front.
    Obviously this is more of an issue with rs tenants.
    Its tough on those in receipt of the supplement, but I just cant take the risk anymore, I'm not loaded so cant afford to be messed around.

    You're 100% right not to let anyone move in without a deposit and rent upfront. That's not discrimination - you wouldn't let a non-RS tenant move in without this either. That's equality, the opposite of discrimination.

    As a landlord it's not your concern how a tenant gets the deposit and month's rent. If it's harder for a RS tenant to get the money together then that's their cross to bear, not yours.

    I say all this as a RS tenant. A RS tenant who wishes to be treated as any other tenant and that means complying with the same rules as everyone else. Obviously I can only speak for myself but if you get a RS tenant asking to move in without meeting the same criteria as everyone else you should not feel bad in any way for turning them down. You would not be turning them down on the grounds that they are in reciept of RS, you would be turning them down on the grounds that they don't have the required money to move in. As you would with a non-RS tenant.
