    Hi

I am looking for someone to assist with issues of non payment for commercial tenants. The units are in Dublin 2, both tenants behind in payment and landlord needs help in getting them out and reletting

    Thanks

How about taking the tenant to court?

Is there a forfeiture clause in the lease?

Official eviction proceedings, and commercial court to recover the o/s rent. If they're behind in the rent, they're probably behind in VAT returns and in paying their suppliers too- get your spoke in first, you don't want to be at the end of the queue.

Worth sitting down with the tennants and seeing if a reduction in rent would make their business viable?

It's a *very* tough market for renting commercial property and any kind of rent is better than the units sitting vacant...
