I am looking to build a small 1200-1300 sq foot bungalow on our own family land. I would be doing a lot of the work myself, tiling walls, floors, making all the fitted wardrobes and kitchen and utility, skirting, architrave and wooden floors. Basically most of that work. My brother and I will be doing the roof. The only trades we would need is someone for groundwork and blockwork and a good plumber. Already know a good electrician. I know this would make a considerable saving but I was wondering how much it would cost for the blockwork and plastering.

    About €12 million.

Less facetiously, there are a lot more factors at play than just size - shape, number of rooms, finish, quality of fittings, etc. all count.

You doing work only makes sense if you have no other work.

Rule of thumb estimate is about €90 - €100 per square foot.

Is it much cheaper for a timer frame?

That's just it I don't. I have all the time in the world.

This completely depends on layout and methodology.

Pretend there the same house, the reason I ask is i'm looking at buying a second hand timber frame, everybody says you wouldn't build it for less, but when they say it I know there talking about a brick house. If both houses are identical (layout etc), which cost more to build and by how much more? Is a timber frame 50% less to build?

Without a specific proposal, it can't be costed.
