Home Insurance including ranted garage

    Hi,

I am renting my house for the first time and it has a garage at the back which we want to rent possibly for commercial use or possibly the renter of the house may want the garage for recreational use, now if we rent the garage for commercial use it will probably be to a carpenter or a mechanic etc etc, the garage/lockup is about 500sq feet and has its own electricty supply account.

Now my question is as we don't want to have to keep changing the insurance etc is it possible to get insured for the garage as well as the house on the basis that it may be rented for commercial or may not, if we rent for commercial we will stipulate that the tenant should have his own insurance but we don't want to have to check this with them all the time.

So basically can we get insurance for this part of the house which covers us in all eventualities and who are the best insurers for these kind of things.

All assistance and advice is greatly appreciated.

    Regards,

    RRF

    Hi Roofrackranger,

We can provide cover for your rental property only if it is being let out for private use, so we won't be able to provide cover if you are letting out any part of the property for business use.

Your circumstances are quite individual so I would suggest speaking to an insurance broker who may be able to advise you on a specialist policy to suit. Best of luck with finding suitable cover.

    Kind regards,
    Clare
