    Hi Guys,

    I need some help, i'm viewing this on saturday for my potential smallholding.and am looking to put together a kind of 'snag' list.
    Can someone advise on what major things I should be looking for?

    Well ideally over the next few years, I'd like to have a smallholding with chickens/Ducks/Pigs/Rabbits a dozen or so raised bed gardens for Veg and a big enough poly tunnell for growing.

    The house would need to have at least 2 bedrooms with mains/water/spetic tank

    Check for any rights of way/easements on potential property. Can be absolute nightmare.

    Try to get a private entrance away from any neighbours who might have built a large house on the lands during the boom. Last thing you want is complaints re poultry etc.

    Its hard to say. Its a very open question...

    Do you know the area?
    Do you know your potential neighbours?
    Do you know people in the area (so you can make discrete inquiries)
    How are you affected by neighbours? (Are their drains running into the land? Do they use the same lane?)

    As a previous poster said, check the maps, rights of way, etc. Might be worth checking the county plan, see if there is a plan for a motorway in the next field or something ;)

    Will you take someone who can say if the land is good or not? Look at the surrounding fields as much as the field you might buy (it maybe that the neighbouring land was drained, or better looked after, and may point to the potential of the land you are looking at)

    Does it have shelter or is it very open? (Do you need a lot of shelter for a poly tunnel?) :confused:
    What direction does it face? How high is it?
    Does it have a good well?

    After this I guess its houses, and their condition (Dwelling house and animal houses, if either are present)
