    Can anyone clarify if the 40sqm extension to the rear of a house refers to the internal dimensions OR do i have to allow for the thickness of the walls.

    Also IF we max out our 40sqM to the rear and also want to convert our garage into a wc utility room and store room, does that take up any of our 40sqM?

    Thickness of external walls are not taken as part of the 40msq, however space taken up by internal walls is.

    On the garage conversion, if there are any aesthetic changes to the front of the garage, ie door changed to window it will require planning
    regardless.
