1920s House

    Hi just looking for some advice please. Were looking at a 1920s house that needs a lot of work but has great potential. It needs new electrics plumbing windows kitchen bathroom It seems to be in good condition structurally. Just wondering if anyone can give me some tips or ball park costs Thanks a mil

    The question is so vague that the answer can only be equally as vague to be honest, do anywhere from 20k - 90k.

    Also, has a Structural Engineer advised you that it's structurally sound or are you taking this view yourself? If the ends of your floor joists are rotten, or attic timbers rotten, or you have signs of rising damp (none of which are uncommon in a 1920's structure) then you might find that the overall project falls outside of your budget.

    Thanks for reply! It's actually my opinion I have a builder coming during the week and he is going to have a look Just wanted to et an idea of prices before we even spend money on an engineer as it might be out of our price range to begin with

    I am in a similar position. I had intended to get a local builder to do my job but he knows nothing about lime plastering. I am also finding that the cost of lime plastering varies greatly and from site visits and what I am reading on Boards.ie the quality of work also varies greatly.

    I'd say u might find that hard to get. It's a very nervy time you don't know wether to take a chance or will u end up in a situation that you're our of your dept financially

    I will not take any chances, I am visiting sites and looking at the work and stopping outside houses and asking who did the the work etc. I have read volumes on breathability and on moulds and ventelation. I am only going to get one chance to get my home built properly and I would prefer to wait an extra year than get someone that cannot give me a good cosy home.
