planning permission

    hi all next door neighbour of mine is building a 14 unit parlour, anyways he is keeping 40 feet in from the public road and parlour size is 75ft long by 18ft wide, i wondering does he need planning for this, dont get me wrong i not going to report him for building it, but it just that the other side of him living about 400 feet away is a awkard neighbour and he has nothing else to do, just want to know does he need planning when it this far from the road. thank you all

    Think he does. Check the Teagasc website or planning sites. I know I was exempt for a small shed but anything bigger did need it. I also was near the road and this was a factor.

    Put in for planning all the neighbour can do is object. It doesn't mean it will hold up.
    I have seen a good few objectors fail because getting your knickers in a twist doesn't mean you are right.

    no as far as i'm aware that building is still under size. not too sure if he is putting in a slatted tank though.

    this link is from the mayo planning website. check your local council site should be similar. A parlour is a type 3 building.

    the new parlour is about 125 square m so as long as his exisitng type 3 structures are less than 175 sq. m he should be fine. The set back from the road will prob depend on the type of road (N/R/L) and the nra/ local authority policy.

    is the law with regards cattle housing to do with distance from the road or distance from the nearest house.

    I know a neighbour of mine here had to get written permission off the neighbours before building as they were round 100m from the shed. Planner told him to do it. He didnt need permission.

    the road is a public road in a lane in the middle of no where only 5 cars be passing the parlour, what size is a 175 sq meters

    He has to have valid grounds for his objection. e.g. despite what many people believe you have no entitlement to a "view". Most county development plans are reasonably benigin in relation to farm buildings in a reasonably developed agricultural area. So long as you are not in some sort designated area he should be fine.

    No he s in ruarl area with only a few houses and the closest house is his grand parents so they wont object so i think he should start building and not to worry forgiveness s easier seek than permission as he need this for Jan 1st

    175sq.m * 3.28ft/m * 3.28ft/m = 1882 square foot

    the set back for a local road is 10m (33 foot) in mayo. have to check with your local council to be sure it is the same.
