Brand new roof - 2nd leak in 5 months...

    Hi All,

    Not sure if this is the right place for this but I am just looking for a bit of advice. I had my entire roof replaced last march. Since then it has leaked twice during the two heavy downpours we have had (first in May and again yesterday).

    In fairness to the builder - he came immediately and fixed the leak (I think) in May and he came again yesterday and will come again today to see what he can do this time.

    Basically I am just a bit worried that the overall quality is pretty bad, and was wondering what my options are - I am afraid that he will get this leak fixed too and then it will leak again in 6 months or a year...and he may not be as easy to contact at that point...

    What are my rights here? Any advice on how to proceed here - I am pretty clueless when it coes to this stuff...

    what type of house do you have, dormer bungalows can be prone to leaking in stormy conditions as rain builds up under the lead work...

    hire a professional to visit and inspect the build, and to specify remedial works. You can discuss costs with the builder.

    Tell him you want the whole roof inspected for further defects.

    I wouldn't go the professional route just yet. It is adding additional costs & hassles on both parties

    independent advice is 'hassle' ???

    what confidence has the OP that the builder, having failed TWICE to stop this leak, will do so on the third attempt?

    ok maybe hassle is too strong a word. sometimes it just seems that even the simplest of questions on here is answered with get professional advice

    Because no advice given on here should be seen as a substitute for professional advice.
    It would be very irresponsible of anyone on here to try to "answer" the ops question with no site investigation.

    Suggestions as to the cause and resolution are of course welcomed, but should remain just that.

    Firstly the OP hasn't described what type of roof it is other than its a new one, it could be a flat one,or indeed pitched.... we've no mention of finish. It maybe a problem of insufficient headlap on slates/tiles or any other of 100 things Furthermore we haven't seen the condition of the workmanship to comment, so can guidance may be inappropriate. A site inspection be a suitable professional should identify and sort the problem out quiet quickly.
