Change in window design in plans

    Hi all,

    My original house plans show windows with cross bars, the windows we installed are cross bar free and remain the same size/layout etc, i have been informed that this now is an issue of non-compliance with the original planning and is being noted as such on the final cert by my engineer, is this so?

    Are planning authorities that sticky about window design?

    Our original draughtsman implied that changing window design would not be a matter of concern as long as size and layout remained as per draught,

    All really depends on context and the importance of the glazing bars.

    If your house is a protected structure in a street of other protected structures with glazing bars similar to what was shown in your planning drawings, well, yes, you may have a problem.

    If your house is not as the above, then I would suggest there should be no issue (as long as the glazing bars were not specifically conditioned in the planning permission for some reason) especially if the the opes are as per planning permission granted.

    Its just your engineer being ultra cautious in todays economy. If it is being mentioned in your final certification the only possible issue could be the last draw down of your mortgage, but for such a trivial matter id be surprised.

    If you are worried apply for a section five exemption for the change. Everything will be proper then.

    Cheers guys,

    It does state in one of the conditions that "no changes are permitted to the agreed window sizes, materials or designs. No neo-georgian style plastic glazing bars or other decorations are permitted."

    Am I wrong in assuming this says don't change the window design, but don't use glazing bars either?

    Sounds like your doing exactly what you're required to do by condition.
