Question re extension

    Hoping to build a small extension to the rear of our house and have no experience in anything like this at all, so excuse the naive questions.
    If I hire a building contractor to do the job, will he take care of drawing up plans. Or will I have to have that done by an engineer myself?
    Do I need planning permission regardless of the size of extension? Do I apply for that myself,or does the builder handle it?

    How big is small (approx how many square metres and stories)? Planning will depend on size and how close to neighbours boundary. But under 40 square metres usually exempt. Builder probably won't want to do plans unless you are building something very simple. Best getting an architect or architect technician to do it. If you say where in the country you are some ones may be able to recommend ones.

    Edit....put planning in yourself...that's if you need it. Usually very little to it with regards a small extension. Get forms online. Ask your local planning office if you need the OS maps before purchasing. You might not have to. Will save ya 60 quid. Alternatively your architect or AT will do the process for you.

    Its a Utility and WC, roughly 20x12 ft. And its quite close to a neighbours wall.

    Going on size, you won't need planning but Google about proximity to neighbours boundary. I think you have to be a certain distance, e.g 1 metre or something but double check.

    Sounds simple enough then, builder might so you up a drawing but he won't want to do that without getting the job...then you are not getting competitive quotes. Id be more inclined to either draw it yourself...even a simplistic enough sketch, outlineing everything you want...window positions, outlay of shower etc. or get architect to do it.

    Then get at least 3 quotes. Make sure they are quoting the same spec.

    Also talk to neighbour and tell them what you are thinking. Good to make sure they are cool with things.
