Back Door Seperating from wall

    Hi, I live in a Duplex. I have noticed that my back door frame (double doors leading on to Balcony) have started to come away from the wall at the base. The gap is probably about a inch at this stage. I filled it in a while back thinking it was just 'settling' but its just getting bigger and bigger. You can even see it move in and out when close the door.

    What are my options here? I assume that the Durkens are long gone at this stage? Would something like this be covered by Home Bond? As its a Duplex, is the management company responsible for this as I don't technically own the external of my home?

    I can see how this can be resolved without removing the entire door frame so will proably be a big enough job. Any adivce appreciated.

    I live in a duplex as well and if it was me, I would contact the management company directly and ask them about it. If the problem lies with whoever fitted the windows then the management company would refer you to them (you should have a 10 year guarantee) but if it is to do with the builder then I would have the expectation that they deal with it.

    I'd be interested in hearing what they have to say and I'll be sure to check that I don't have the same problem in my own property!

    A settling crack will never be as big as an inch wide. Don't panic, this is not a structural issue or difficult/expensive to repair. This is not a big deal. However I would not leave this any longer.

    I would suggest using long frame fixings like this:

    They will secure the frame. I would then finish the job with expanding foam. Both available from Chadwicks in Bray. The foam will help to prevent drafts and will secure the frame further. If this type of work is beyond you any descent builder will be able to do this for you quite quickly.

    You better believe it! IMHO they were very poor at finishing and attention to detail.
