How many bedrooms and roughly what size are the floors??

6mm oak lamminate flooring in B&Q Airside,Swords for 5 euro a square meter at the moment.Reduced from 15 euro a square meter.

Absolute Bargain and perfect if its for putting the house on the market.

If you are looking for a very good deal on carpet and are in Dublin, then give Nigel a shout in Carpet Cut in Coolock.

    http://www.donedeal.ie/for-sale/carpets/3582784

Top man,top service and he bet all other carpet shops on price by a mile.

Hes looked after me before in the past.:)

Personally I prefer carpets in bedrooms, and decent quality laminate or semi solid in high traffic areas.

dont forget the several rolls of underlay ,also the glue, the edgeing for all around the wall area, and possibly the brass strips for the doorways, plus the cost of the floor layer if cant do it himself, wayyyyyyyyy cheaper to get carpet fitted, plus a lot of people dont want noisy timber floors upstairs.

I have engineered oak wide plank flooring myself downstairs, marble tiles in the kitchen/dinning area and all the bedrooms are carpeted.

All I was doing was showing and telling the OP of some good deals that will get the house sorted for going on the market......without breaking the bank.

We had carpet & changed to click laminate a few years ago, personally I preferred the laminate. Didn't have an issue with noise, we left the carpet underneath.
Really looking for what's most attractive for selling not what I like myself, cost is an issue but it's important to get it right ;)

Plain/Simple colours (white and magnolia) and simple carpet or flooring will see you right.

A nice fresh/clean look to the house and uncluttered space is what will sell it for you.

No need to go and break the bank either...it will also be like a blank canvas for the new owner/owners.

Oh and good luck with the house sale too.:)

I actually had wooden floors upstairs that definitly transferred noise easily through the house.

IE: a dropped remote control or coins spilling out of a pair of jeans could be heard practically in each room upstairs and downstairs.

I find carpet definitly cut down the transfer of sound between rooms and between floors and very comfy underfoot too :)

Now a dropped remote or coins can hardly be even heard by the person dropping it :D

If your going the carpet route SPEND THE FEW EXTRA BUCKS on a decent thick underlay. My underlay came in at nearly the same price as the carpet but was well worth it

For getting a property ready to SELL..................(The OP mentions about keeping costs down)

Are people going to suddenly ask to ripp up the carpets and see the underlay when viewing a house??

Fresh lick of paint on the walls, some nice neutrel carpet or flooring and unclutterd room spaces,is what people will want to see......when viewing/purchsing a house.

Anyone buying a 2nd hand/existing house will want to put their own individual mark on it anyway.
So theres no need to go and break the bank here and needlessly spend money with regards fitting a bit of carpet or lamminate.

Thanks for all the input, really helped.

I spoke to a sales agent today and he said its better to go with the laminate floors, carpet is not so popular because its dated and dusty/allergies etc. also as it may take some time to sell the house laminate will be easier to keep new looking ;)

He said much the same as you paddy147, stick to pale/light neutral colours & mostly not to spend too much money.

    thanks again :)

I do have my uses afterall.:D

B&Q are doing a "3 for 2" offer on all interior and exterior paints until September 6th.You can mix and match to suit.

10 litres of Crown matt brilliant white or magnolia for 17 euro.So you will get 3 x 10 litre tubs of it and only pay for 2.

Might be of some use to you.:)

Well, one of my bedrooms is downstairs. I am wondering if I am better to define it as a bedroom with a bed/ wardrobe etc or to put in a sofa bed/ office style room. I did ask the agent I spoke to but he said it didn't matter

thought that was a bit strange really, my thinking on it was if it is defined as a third bedroom the price would be a bit higher because it would be a 2 bed otherwise ?
    What do you think

    Mished;)

    If theres a bed in it,then its a bedroom,and its a 3 bedroom house

You could also market the house as having a Kids "play room".

That would appeal to some people with young kids.

I think that "3 bedroom house" would be more appealing though.

PS-The 3rd bedroom has the option to be turned into a kids playroom though.;)
