    Is it legal for landlords to advertise for female only tenants? I have been looking at properties and many are listed as female only despite no one else living in the property. I was under the impression that you could not discriminate when you are advertising

    Refusal to grant a tenancy
    Equality legislation applies to lettings and accommodation. You cannot discriminate against potential tenants on grounds of gender, marital status, family status, sexual orientation, religion, age, disability, race or membership of the Travelling Community.

    The above likely only counts if some one wasn't allowed to rent say an apartment and be the lease holder.

    If the land lord is living in the property or has it rented with other tenants in situ and only wants female or male tenants then that is completely fine.

    the apartment i'm in was advertised as female only, i sent a text anyway explaining that i'm quiet,clean, wouldn't be noticed etc, mostly lies, but 3 months later all is going well!

    The only arrangement that is exempt from equality legislation is if you live with your landlord. People other than the landlord already living in the house makes no difference.
