Building works not complying with regulations

    Hi all

    Am hoping ye can advise me on the following situation: house is not being complied with with regard building regulations is there any body that can come out to inspect and/or enforce said regulations?

    Hope I have phrased that correctly!

    Your local Building Control Officer should visit the site if you specifically complain to him/her, but be warned, it's the building owner they will warn/threaten/prosecute not the builder.

    You should really address your concerns through your site supervising architect/engineer/arch tech, that is what they are there for.

    Hi there, thanks for the reply (didn't realize there was). There is a problem with the house and it is being addressed via the insurance policy on the house, however the fix the building company (directed by insurers) does not comply with building regulation - would that still be the building control officer?

    Would they still threaten the building owner then or would this work in favor of the building owner by reporting it?

    When a Building Control Officer finds an issue of non-compliance on a property under construction, the Building Control Legislation dictates that it is the property owner that is pursued to rectify the situation. It is down to the individual BCO's as to how rigorously this is done.

    can you say exactly what the non compliance issue is?

    who is specifying the new work? the insurers surveyor?

    i can see a situation in this case where the patron of the work, ie the insurer, is the liable party ad not the building owner.
