What is the typical deposit when purchasing a house to an estate agent?

Also, cheque or bank transfer? Seems a bit unnerving transferring so much cash and getting nothing in return...

You should get a receipt at the very least!

Great thanks. To add another question. When does the solicitor get paid, should we wait until the contracts are signed and the house sale is complete?

Have keys in your hand before paying solicitor.

Here's a tip; have in the deposit that you're buying the house once the surveyor/etc is happy with the house, to ensure that you don't find out too late that you have a lemon on your hands.

The initial deposit is refundable. It's the deposit you pay on exchange of contracts that is non refundable.
