Certificate of Compliance

    Just looking for some advice from those in the know!

    I have noticed a number of part finished properties for sale at the present time. Most of these have roof, plastered, elec and plumb etc. but require 30,000 - 40,000 to finish. In many of these cases the architect who 'signed off' on the foundations, structure etc. is no longer trading (having checked planning permission) My question is how would this work with the Certificate of Compliance? Is it possible to get a cert. from another architect (if they would agree to sign a qualified certificate) and if so would the bank be satisfied with this? Surely there must be some solution or are these properties are in a state of limbo for evermore?

    I done one of these myself about 8 months ago and heard no more about it so I take it everything was fine.

    Basically the young couple involved had an engineer engaged to carry out inspections which he did right up to near the completion stage. But his company went belly up and as they did not draw down (they didnt need it) the last stage payment of their mortgage things lay for a year or more before their solicitor put pressure on them to provide a cert of compliance.

    So they contacted me and I did up a qualified cert and as I said I haven't heard it mentioned since so all must be good.

    Hi,
    Quite common place in Ireland in 2012 to provide Opinions on Compliance with building regulations on unfinished or partially finished properties when surveyed, and completed to specific guidelines by your chosen professional.

    Thanks Muffler and Engineermike for the replies! I had been interested in a number of properties but was concerned that something like this could lead to the whole thing falling through.

    Hi
    There are a no. of hurdles to completing a house in Ireland. Quite a bit of red tape with supply, certification and issues down the line - i.e. management companies and funding, up keep etc.
    ( Don't even get me started about dealing with a receiver or their agent of property in receivership ! )
    Personally and professionally - I'd go in with 'eyes wide open'.
