Can a sale fall through if estate is not taken in charge?

    Hi everyone,
    Have some worries. My house is now sale agreed all contracts have been signed and the purchasers solicitor is looking for a letter from the council about the estate being taken in charge. The estate has not been taken in charge and I am not sure if the builders bond is up either. The estate was completed in 2007, it's fully occupied and the roads and lighting are in very good condition. Do you think the fact it has not been taken in charge will make the sale fall through? There is no management company the estate is very small with about 20 houses and no big green areas apart from the grass verge on the path. Thanks

    Update! There is no indemnity! Which means that the council are not taking responsibility and no builder either so the house is now unsellable!
