Renting a room

Myself and two friends are looking for a house at the moment and have seen a few nice 4 beds. We'd be looking for someone to rent the fourth room, just wondering is it easy to rent out a single room in a 4 bed house come September?
We dont want to be stuck paying rent for a 4 bed when theres only 3 of us living there.
We looked at 3 bed houses but they're fairly cramped and work out more expensive per person than if we rented a full 4 bed.

    Thanks for any help!

Well if everyone else has a double room, you probably can't expect someone to want to pay the same rent as everyone else if they only get a single. I'm sure if you advertise it you'll manage to get someone to rent it, but you might want to consider doing it a bit cheaper than everyone else if it is the smallest room.

    Try here for advertising it:
