Contract with builder

    We are shortly going to break ground and have a builder on board, our engineer highly recommended us to get a contract signed with the builder, he gave us a sample contract and says most solicitors will have something similar. I'm just wondering does the contract have to be signed in the presence of a solicitor or can we (us and builder) just sign it ourselves?

    Is it not worth the paper its written If no solicitor signature?

    Please Please Please be very careful when filling out a contract taken off a shelf.

    A contract contains numerous clauses which may not be relevant to your project but by their inclusion they provide the contractor with a route to a claim for additional monies. You should get advise in respect to the clauses that are relevent and strike out in agreement with the buider the clauses that are not relevant.

    There are clauses for wage and price variations, legislative enactments, insurance and others that are generally ammended in very contract. There is also an appendix which requires completion and must be based on true reflection of the project for it to be useable.
