    Any help would be great.
    I'd go for the 3570k, the i7s don't add anything for games. Especially if you need a new motherboard.

    Games don't really use HT. What kind of software development are we talking about? The chances are that you won't make a whole lot of use out of it there either.

    I agree with SkylineHead and I'd go for the newer 3570K and the couple of extra features you get with it (nothing wow amazing, but PCI-E 3 is a reasonably decent feature for the future).
