    Hi there,

    Recently got planning permission for a dormer and now looking at advise on the next steps. The drawings were sufficient for the planning process, will they be enough for a builder. With regards to builders any advise on which to choose and the type of legal agreement that I expect will need to be in place. Does anyone have a sample of an agreement.

    From people's experience would you use one builder for an entire build or split it up, can see splitting it up leading to headache's if something goes wrong.

    Any advise appreciated.

    Generally your drawings for planning will not have sufficient detail for a clear and concise price from a builder. You need to include the specification for items like windows, floor finishes, wall finishes, sanitary ware, doors, window boards, skirtings, staircases, kitchens, wardrobes, etc etc.

    When an architect/tech are dong up tender drawings they will generally also have to include more dims, sections, details which were not required for planning.

    A builder will be able to give you a price based on his own specification but you would need to work this through before agreement to see what is included.

    There are various forms of standard contract but the blue form RIAI or the Law Society SF 2001 are the general contracts use where drawings and specification make up the contract. Note however that ammendments will be required to an off the shelf contract for specific project requirements.
