value of forest

    I have 25 acres of sitka spruce that is around 17 years old on an inherited farm and am looking at my options.
    Is it too early to thin? and what would be the average returns per acre?
    If I decided to sell the forest ( trees and the land under it) how do I go about getting a value for it?
    Should I talk to coilte or greenbelt?
    It's in west cork.

    Sounds too high at 150k tbh,was expecting it to be between 50k to 80k on my quick reading of the forum and google.

    see my edit, I know of a few bits local of 15yr - 20yr old forest that has change hands for around 6k ac, sitka spruce. depends where it is and who wants it I suppose.

    I've done a lot of research in this recently and around the €85k mark if it's in reasonable condition and you have roadside access to it, if it's short on either of these two you'll struggle to get a buyer.
    Bear in mind that whoever buys it will have to wait another 20 years before seeing any real return and also the grants will be finished in 2 to 3 years, not a chance of it making anywhere near €100k.

    Thanks, my research is coming in around that, 75k give or take.
    What could I expect to make from thinning?

    I measured a few trees at chest height and from a low of 400 to a high of 880mm, lets call the average 600mm for calculations.
    The height would seem to be around the 30-to 40 feet mark, call it 30 feet for the low end calculations.
    So what kind of yield could I reasonably expect from thinning the 25 acres?
    Who would I talk to about selling the thinning trees uncut?
    Or even about selling the entire forest, who would be buying?
    It's in the shape of a very elongated rectangle touching a minor road along one of the short sides.

    Would you still get the yearly premium in the future if you had planted ?
