Possibility of negotiation in lease length

    Most Leases are for 1 year, with the market the way it is would most agencies accept if you offered to rent but wanted a 6 month lease?

    Depends on the place. If its been on the market for a while with no takers they may be glad to get someone in the place. If there are queues out the door at viewings then you have no hope of negotiating any changes to their terms.

    No harm in asking though. Suggest a 6 month break clause in a one year lease; effectively the same as a 6 month lease but for some reason landlords seem more open to the idea.

    Had been looking for a 6-month lease recently. We stated the lease length in the initial contact and while most places said they wanted 12 months, there were enough places that were happy with the shorter lease.

    When we were negotiating the rent on our current home we offered a lower rent and asked for a six month contract. The answer we got was that the LL would accept the lower rent but we had to have the twelve month contract (guessed this would be the answer wanted something to negotiate with!)

    If the LL has had the place empty for a while then they may just go for it, if not you could try and offer a little extra on the rent as the LL will have advertise the property again, pay the fee to register the tenants again and not have the guarantee of a years rent.
