2nd fix then what?

    Hi all,
    We're buying a house that is finished to a second fix stage, the outside is completely finished and the inside has everything to the walls plastered finished. No carpentry, floors, kitchen, bathrooms etc.
    We're hoping to put in solar panels and a stove and maybe knock down a wall between two rooms.

    So basically what do I do 1st? What order does everything come in?
    I'm a bit clueless so any advice is welcome.

    you need a full list of the work that HAS been done, before you can decide what you need to do.

    for example if you are putting in solar, do you know if theres a free coil in the cylinder? is the cylinder big enough? what controls are there on the heating system?

    We need to get a new cylinder for the solar panels, this is included with the quote we've gotten. I'm not sure about the heating, it's got one of those little circular switched that is a 24hr clock (told ya I was clueless!!) I'd like to get the house zoned for heat actually. Can you do that after the heating is already in?

    ok so first thing get your plumbing sorted and get the heat on , then get the sparks in ,make sure all is well and get the sockets on the wall and the bored switched over ,

    then on to the carpenters get them in for the frames ,doors, floors skirting/arks kitchen

    when and only when that is all complete get the painters in

    now time for a big CUP OF TEA

    It sounds like I'm going to need one!!! When do you get the tiles put in? Before or after carpenter?

    Is there internal walls brick ,or wood frames for rooms up ,
    the electrician needs something to run cables thru, and hang light fixtures from, ut sockets on.
    if so get electrician in , when electric s done ,get in a plasterer, and tiler,
    after electrician ,and plumbing done ,get solar heating fitted.
    you can leave tiling ,plastering,painting til last, plaster only gets in electricians way.
    Common sense ,get electricity on asap, painters like their cup of tea .
    i think cylinder has 2 elements ,
    1 for solar, 1 to use in winter ,when theres little solar energy.
    tell plumber ,theres solar heating being fitted.

    better off get your carpenter to put in frames in bathrooms and architrave on in bathroom so your tiler has an edge to tile to so it will be a clean tidy finish. best get heating on first and then get your wood into the house (doors floors etc) and leave to climatise to over a week before fitting.

    the tiling is the last thing to do ,after plastering done.think about how many power points you,ll need , Do you need electric shower for winter when solar power water heating, is at minimum.?all carpentry needs to be done ,in kitchen bathroom for tiler to do his job properly.

    the plastering is done so the wiring is done, so wires will be out in bathroom so tiler can tile away once shower tray is in(presuming your putting one in) you will want all your tiling done in bathroom so rads and bathroom suite can be fitted after. Same goes for shower unit lights above mirror etc.

    ITS easier to do plumbing first, before tiling, plastering,

    that includes central heating ,radiators, so leave tiling till last, or at least till bathroom,kitchen, electrical, carpentry , plumbing work, is finished ,in rooms where tiling is to be done.
    IT saves electrician time.eg removing plaster to run cables.


    i,d start with carpentor, bricklayer, then get electrical work done as soon as room ,frames, joists ,interior walls are up.
    in most bathrooms, one central light is enough, plus power to power shower unit,
    if you choose to get one ,seeing as you,ll have solar water heating.

    obviously if its plastered 1st fix wiring and plumbing is done. who would plaster a house before wiring and plumbing is not done thats just stupid.. and as far as tiling a bathroom it makes sense to do tiiling before rads are hung and toilet and sink shower doors are put in then all ware is fixed to walls when tiling is done so you have a clean finish and you dont have missing tiles behind your rad and tiles cut around fittings.. kitchen would be in before you tile above counter and the floor can be fully done before kitchen is fitted... all floors can be done before plumber has rads hung.ITS RIDICULOUS to fit all your bathroom suite before tiles. the house is plastered so if its block walls in your bathroom its going to be scratch coated plaster so your tiler can tile onto it, if its stud you should have 1/2 inch wbp fixed to stud to tile to or waterproof slab.

    Get the frames in and the doors hung.

    Then tile.

    Then get the chippy back to skirt for a day or 2 after tiling and timber floors.

    Expect everything to expand , crack, shrink and move for the first year. Takes a year to fully dry a house.

    So dont spend a fortune on fancy ass paint. The whole place is likely to need repainted next year.
