Chimney Leak causing wet patch in ceiling help

    Hi folks,

    Tenant in a house I have rang me earlier. He is getting two wet spots in the ceiling. I enclose pictures. It looks to be coming from the chimney. Anyone have any idea what it would be and if it'll be much to repair?
    I have a fella who normally does work for me but he's away until the weekend and wouldn't be able to visit until Sunday. He suggested that it could be the lead in the chimney leaking. This started last Thursday/Friday when there was heavy rain both days in the area. It started drying up but there was heavy rain again last night.

    It is most likely the lead flashing or tray but you need to get a Surveyor or Engineer to take a better look.

    Well would I not just be better get a man out who can repair that?

    You dont need an engineer or surveyor to confirm the obvious. Water seems to be coming in where the TV cables come into the roof space.

    why is there brickwork there? is the chimney brick?

    going on only what i see, id say its driven rain coming in through the porous brick, filling the dpc tray and not helped by the location of where the Tv cables were drilled.

    The chimney is red brick. How could I fix this problem then? I want to get someone out to get at least a quick fix solution done for now because there's more heavy rain coming according to MET.

    its hard to offer solutions based on photographs.. id suggest engaging a local surveyor / arch technician who can give an holistic solution.

    From photo looks like wind driven rain is following the tv cable run. (water probably being blown up under roof tile)
    Wind and rain we had last week would test any roof! Check where cable enters tru roof also all flashing around chimmney.
    Quick fix to get u over the next few days, lay plastic sheeting around area u have pictured in roof space, try and tape it up with gaffer tape so any moisture will be caught around cable area. (Very short term solution)
    Pray for a summer!

    Sent the pictures onto an engineer I know and he said chimney might have to come down. I'm going to try and fix up a short term solution until he can look at it next week.

    Looks like I could be ringing my insurance.

    LOL a Surveyor or Engineer to take a better look.
    o god what is the world coming too.

    I bet its the lead flashing or tray 1 hour job to fix :)
