When best to buy?

    I have a one bed apartment (€150,000 negative equity)
    We need to move to a bigger house as its too small.
    Was thinking of buying a 2-3 bed house (around €350,000, bank said we can transfer the NE) but not sure whether to rent for a while or buy now?
    If house prices continue to drop we will get a better price for the house but will be in more negative with the apartment and visa versa if prices rise.
    Given this scenario does it really matter or not if we buy now or wait a year or two?
