When to start looking - now, or closer to September?

Myself and a few others (either 3 or 4 of us in total) want to look for off-campus accommodation close to UCD, but also near a bus route to city centre.

Ideally we'd like this to start in September, as that's when college starts, but from looking at the usual sites, a lot of them say Available to Move in: Immediately, or list a date that's in June.

I haven't rang any places yet, but I'm wondering is there any point in ringing around now when I am only interested in starting the lease in September? Should I wait until late July, early August, and then look? I feel I mightn't get that good of a place if I wait that long though.

this is the time for non students to get cheep houses! if you have money to burn start looking, but no landlord will entertain you until september, theres thousands of students looking they can have their choice! And, its Dublin, most people live within walking distance of a bus stop to the city center.
