1890s split level house - chimney issues - help!

    I now have issues with all 3 chimneys in my house:

    Chimney No.1 - small circular damp patches in ceiling 1 foot in front of chimey, other side of ceiling seems bone dry :confused: Seemed to coincide when flashing was done (in error) on this chimney.

    Chimey No.2 - as No.1, breast is also damp ... flashing was done, which had some improvement, but moisture still there.

    Chimney No.3 - problem started after dodgy replaster/rogue builder, who chucked bits of the chimney down it. Ceiling and chimney very damp, since had it (exterior) replastered properly but still very damp.

    Any ideas? Anyone know a good chimney doctor?
