Ballpark figures for doing a house up

    So FTB and we're looking at houses and found the 2012 thread great, but also would love some ball park figures for doing things to a house if we bought one that needed work.

    So we'll be looking at a 3 bedroom, small enough rooms in the house just outside Dublin city.

    So, ball park for:

    1- Putting walls on the perimeter of the house instead of fences (do you need PP for this?)

    2- Knock a wall down between back dining room and kitchen?

    3- Either carpet or wooden floors in all rooms (house 98m2)

    4- New door frames and doors?

    5- Big kitchen - new everything pretty much floors, furnishings etc... (it'd be a combo of two 3m x 4m rooms which would have a place to eat too) Gas already in the house

    I know these would all be very loose figures and almost impossible to guess but just looking for tips/hints/ best sellers, ideas etc of what we'd be looking at for it!

    Also , anyone know a good north dublin builder or whatever their title would be to do work like the walls/kitchen, who would price it, maybe PM me!

    i think you are allowed to put up walls up to 2metre ,6ft without planning permission,over that,neighbours have rights,
    eg i , think you need pp over 6ft.
    Sounds like you,ll need a carpenter,and a builder .And a kitchen installation specialist.GO to ikea, they have fully built ,rooms,kitchens ,bedrooms etc look round for ideas.ITS possible to buy all the kitchen units in a shop, then get a carpenter or kitchen specialist to install it.
    say you get a builder, speficy exactly what you want done.
    Pay in stages ,ie dont pay out before work is completed.
    check does quotes for work include vat.
    des kellys ,and other shops ,have deals ,eg in des kelly last time i was there ,
    buy x amount,carpet fitting is free.
    rooms with carpets ,tend to be warmer.

    may be able to provide ball parks, for:
    1.
    Boundary wall,
    Boundary walls are mutually exclusive - you both wholly own the wall but neither of you have the right to touch the wall without the others permission - it's a little complex!

    Issues with regard to boundary walls are a civil matter bewteen the two parties/owners - not a planning matter, in fact planning authorities sort of wash their hands of boundary wall issues.
    Height restrictions do kick in at 2.0 metres.

    To minimize loss of usable land on your side you might want to build right beside the wall, but this will require specially designed and detailed foundations, it is an option that takes the access during works issue away to a degree - it might give rise to problems depending on how close you build and how deep or wide your foundation needs to be - you should get engineers advice regardless you will need to take care and not disturb the existing foundations and/or any services.

    As with all building matters, taking good professional advice is essential and very reasonable quotations should be available in the current climate from architects, structural engineers and builders alike.

    Length and acceptable height of boundary wall to be constructed are needed to offer a ball park costing ( pc sum)

    2. Knocking wall down between kitchen and dining area -
    would need to know if the wall is load bearing - or just stud wall - to provide a cost.

    3. & 5. I'd ring a couple of companies to see what they reckon off your sizings.

    4. No. of doors ? - why change the frames ?? - surely just the doors and the architrave ?
