Issue with an agent in our rented house

Can someone suggest how to really deal if we have a problem with an agent's improper attention? we dont wish to vacate from this rented house but the person is no way looking after anything, even the previous tenant had the same issue due to which they left, we have also tried to mail the landlord , to the address we found…
