Small extension cost

Hi all, Just wondering if anyone could give me a rough estimate, would love to build on at the back of the house a small extension - it would probably be only 6x8 feet extension. Would also need plumbing done too. Any idea's on the costs?

Anywhere from 6 to 26k depending on what the overall extended space requires from heat, elec, structure, flooring, insulation, glazing, boundary, drainage , waste, etc
