    Hi All,
    We are looking into purchasing a 70's build house, think its cavity wall and hasn't been lived in for 10 years. Its a 4 bed detached, seems good structure and roof. Its got mains water, gas, sewerage.
    Just a pure vague idea but how much to
    completely renovate including rewire, replumb, insulate, reorder the inside and build a small 2 storey extension at the back (size of a large bedroom with ensuite). New windows, doors, kitchen, batroom suites etc etc. Its not rotten inside but everything would need to go due to age and 10 years of no use.
    I know its the same as how long is a piece of string but I just wanted to get some idea of what we are getting ourselves in for before we start

    multiply the sq ft of the existing and proposed by 100€ (this could be €50-200!)

    the problem with calculating out rough figures here, is that you cant allow for the elements that quickly add up to easily several of the larger bulk items. also you should budget for professional help in specifying the works and if your not prepared for a few months of major grief, you may wish to budget for some project manage to works either independently or through a main contractor.

    ten years is along for a house to be idle, my advice is put aside a large contingency aside (min 20% of reno cost) for any unknown unknowns (not for the fancy kitchen and tiles, but for the things that will go wrong with any renovation of an old old house..)
