    Hi Folks,

    You have been good to me in the past so i would appreciate a bit of guidence.

    I am looking to build a porch out the front of my house. I am still to consider a design but have done a couple of rough estimates based on neighbours.

    Looking at 1000 bricks(not blocks) 500 x 2 twin wall

    Taking advantage of the planning law that allows 2 meters out as far as i know.

    What questions should i be looking to ask trades and if i wish to manage it myself what pit falls should i consider.

    I reckon as its a standard porch this will be easy.

    Trades required.

    Bricklayer. What size foundation will the brick layer need to build?
    Roofer: Pitched tiled roof with an apex as low as its possible to get away with. Is there a min pitch.
    Glazer for windows and doors
    Electrician For heater and socket

    I will also need drainage done but i am more than compitent to do that myself.

    Anybody any idea how to proceed and cost this. Thanks

    Taking advantage of the planning law that allows 2 meters out as far as i know.

    Be careful! A porch to the front is exempt from planning permission (normally) if it is no greater than 2.0 m.sq. (in area).

    You could build 2.0 metres out but the it could only then be 1.0 metre wide (internally).

    If the wall is 300mm in total then you need to dig a 900mm wide foundation for it but the main thing when digging around the front of any house is locating all the service ducts so be very careful with the digging out. If your using a digger or mini digger go slow and be prepared to do a bit of hand digging as the last thing you want is to hit ESB, gas or water.

    My house slightly juts out at the sitting room. My understanding is i can build out to this boundry once i dont exceed it. If i built out and across it would exceed 2 sqm any guidence on how much getting a plan and submitting it would be.

    A days work for an arch then allow for the add, maps, and 34e cheque. If you intend put to put heat in this space consider your insulation and detailing carefully

    Measure and draw up survey (of selected areas/floor/front elevation, etc.), 'design' porch, agree with client, prepare planning drawings including site layout plans, contiguous elevations, planning forms/docs, etc.....possibly day and half to two days work I'd suggest.....

    .....or maybe I'm just slow! :)

    if you are in an estate, you should seek local advice on the possible objections from planners who prefer a uniform appearance to the front aspect of the housing estate. If you are in a one-off house it will be easier.
    Look, after planning, for a good, local, registered builder who will give you a package of what you need, with a warranty, rather than assemble the trades yourself.
    There are a few of us left:D
